Over 45 years of experience in the areas of commercial real estate, land use law and related litigation. Chaired the Real Estate Group and led the Technology Committee as a Partner at Morris James LLP before transitioning to solopractice at Richard Beck LLC. Vigorously represents developers and builders of residential communities, healthcare facilities, hotels and motels, condominiums and apartments, shopping centers, industrial parks and office campuses. Provides strategic counseling, litigation and alternative dispute resolution services to long-term clients, title companies and charitable foundations with real estate concerns. Serves as co-counsel with (but is independent of) Morris James LLP in on-going land use litigation, title claim defense litigation, and complex real estate transactions.

Previous representation includes:
Sale-leaseback of nursing homes valued at nearly $100,000,000. Acquisition of over $70,000,000 in defaulted loans secured by more than twenty properties. Assemblage/development of planned community of 2,500 residences and town center on 1,600 acres Delaware Supreme Court, Chancery, Superior Court and Administrative Agency litigation of development approvals, land use disputes and other real estate matters. Defense of title insurance claims for national title insurance companies in Kent and Sussex Counties. Creation of first condominiums in Kent and New Castle Counties. Effective opposition to and compromise of contested major development projects in New Castle County

Previous emplyment includes:
August 1969 - December 2015 Morris James LLP, Real Estate Department Chair, Responsible for business development, professional growth and delivery of legal services by attorneys and staff in the Real Estate/Land Use Department. Also chaired firm's Technology Committee for over twenty years. Served as Firm's representative on The Committee of 100.
June 1968 - July 1969: Delaware Superior Court and Delaware Court of Chancery, clerkship.
